investors:

Advertise and show vacant properties, assuring they are
presentable when shown to prospective tenants. We carefully
screen each applicant to ensure a good match for the owners
property.

Collect monthly rents and keep accurate records of
payments and rent rolls. We work with tenants to keep
payments on-time, and we receive and process requests for repairs.
Also, rents are increased on regular intervals as markets permit,
and we assure that terms of leases are fulfilled by tenants.

Manage repairs and improvements on properties
making sure work is completed properly and that charges are
reasonable. Bills for work done on property are paid out of
rents, and we pass on any price discounts to the owner/investor.
In addition, we consult with owners when major maintenance
expenses arise, and we obtain competitive bids for such jobs.

File evictions and remove renters legally when
leases are broken due to non-payment, behavior, etc. Also,
we work with attorneys to obtain judgments against tenants when
warranted.

Keep accurate accounting of income and expenses
for owner's tax purposes. Owners receive a monthly check and
statement along with copies of bills paid that month. We
will also make mortgage and insurance payments out of rents at
owner's request, and we send a year-end summary to owner along
with IRS form 1099-MISC for tax accounting.

For additional fees we will handle property tax
protests, and list and sell property if owner desires.
